Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Unfortunately, we cannot hold a property without an approved application and signed lease. We encourage you to apply promptly if you’re interested in one of our available homes. -
Do I pay first month’s rent and last month’s rent with my security deposit?
At move-in, you will typically pay your first month’s rent, a security deposit, and any applicable fees. We do not usually require last month’s rent unless specified in your lease agreement. -
How old do you have to be to apply?
Applicants must be at least 18 years of age to apply for one of our rental properties. -
Is the deposit refundable?
Yes. Your security deposit is fully refundable, provided the terms of your lease are met, the property is left in good condition, and there are no outstanding balances at move-out. -
Who needs a cosigner?
If an applicant does not meet our qualifying criteria, a co-signer may help a household qualify to rent the home. Co-signers must live in Washington and have strong financials. -
You have a property I want to rent. How do I apply?
Great! Simply visit our Available Rentals page, select the property you’re interested in, and complete the online application. If you have questions along the way, our team is here to help. -
How do I pay rent?
Rent is paid through your secure Resident Portal, which is available 24/7 for your convenience. We encourage online payments to ensure they are received quickly and securely. -
I want to get a pet. What should I do?
Each property has its own pet policy. Please contact us to learn about the property's pet policy and associated costs and deposits. -
I want to move out, but my roommate wants to stay. What do I do?
Please contact our office to discuss your situation. Roommate changes require written approval, and the remaining tenant(s) must meet our screening criteria and sign an updated lease. -
My lease expiration is coming and I want to move out. What do I do?
We require written notice in accordance with your lease (typically at least 20 days prior to your lease end date). Please submit notice through your Resident Portal or contact our office for guidance on the move-out process. -
Who is responsible for paying for repairs & maintenance requests?
We take care of maintenance for normal wear and tear or issues related to property systems. However, tenants are responsible for repairs needed due to misuse, neglect, or damage caused by the tenant or their guests. Please reference your lease agreement for full details.
